HighLevel for real estate: agents, teams, investors

Where HighLevel fits real estate agents, teams and investors: lead follow-up, pipelines, A2P texting rules, integrations, and when a real estate CRM is better.

Short answer

HighLevel is a general-purpose CRM and automation platform, not a real estate system. It suits agents, teams and investors who want automated text, email and call follow-up, pipelines and landing pages, and who will set up their own workflows. It suits them less if you want listing data, transaction management and lead sources built in.

HighLevel is a general-purpose CRM and automation platform, not a real estate system. It suits agents, teams and investors who want automated text, email and call follow-up, pipelines and landing pages in one place, and who are willing to set up their own workflows. It suits them less if you want listing data, transaction management and lead sources built in. Start with the fit checklist below, then check the limits.

How we researched this

This page is based on HighLevel’s real estate page, pricing page and help center, plus the pricing pages of three real estate CRMs, all read on 2026-10-31. We did not set up a real estate account on any of them, and we make no claim about conversion rates or speed to lead. Where a page did not show something, we say so.

What HighLevel says it does for real estate

HighLevel’s real estate page describes [1]:

  • Pipelines to track every buyer and seller from first inquiry to closing, with texts, emails, calls and chats attached to each record.
  • Automations for follow-up, appointment reminders, nurture campaigns and transaction updates.
  • Custom Objects to create property records connected to buyer and seller contacts.
  • Listing pages, property funnels, home valuation campaigns and open house registration pages.
  • Automatic review requests after closings.
  • AI that answers calls, replies to texts and engages website visitors. The page does not explain how well it performs [1].

These are the vendor’s claims. The same page says results vary and notes that some testimonials come from affiliates who earn commission [1]. We earn a commission too; see our disclosure.

Lead follow-up and pipelines

Speed and consistency of follow-up is the case for HighLevel. You build a workflow: new lead arrives, text goes out, call is tasked, a nurture sequence starts, and the contact moves along a pipeline as they respond [1]. Starter lists unlimited contacts and users [2], so a team does not pay per seat the way per-user CRMs do. You can see HighLevel’s current plansaffiliate (opens HighLevel in a new tab) to check that is still the case.

The work is yours to build. HighLevel’s plans give you the tools, not a real estate playbook, so budget time to design your stages and messages. If you would rather buy a pre-built setup, snapshots can copy configuration between accounts (see our snapshots guide).

Do real estate agents need A2P 10DLC to text?

If you text leads from HighLevel’s phone system, you must register. The help center says all businesses using LC Phone must register their brand and campaigns through The Campaign Registry (TCR) [3]. The fees it listed on 2026-10-31 [3]:

Fee Amount
One-time (brand plus first campaign), sole proprietor or low-volume standard $22.50
One-time, high-volume standard $64.00
Each additional campaign under the same brand $15.00
Monthly campaign fee, sole proprietor $2.00
Monthly campaign fee, standard $10.00
Monthly campaign fee, low-volume mixed use $1.50

HighLevel says these are passthrough charges from The Campaign Registry, Twilio and mobile carriers with no markup, and that providers can change them [3]. A second HighLevel page, its phone pricing guide (modified 2026-10-12), lists slightly different monthly campaign fees: up to $2.10 for a sole proprietor, $1.50 to $10.50 for low volume and $10.50 for high volume, with the same one-time fees [8]. The same guide says a 5% markup applies to pass-through charges such as A2P fees only when re-billing is enabled [8]. Check the fee shown in HighLevel’s Trust Center before you submit, as the A2P article advises [3]. Carrier registration is not the same as consent. Whether you have permission to text a lead, and how you handle opt-outs, is a legal question for your own attorney, and neither this page nor HighLevel’s fee article answers it.

Messaging itself is billed by usage on top of the plan. Email is $0.675 per 1,000 [4], and usage is funded from a wallet that auto-recharges [4]. Read the pricing guide for the rest.

Integrations and listing data

This is the weakest part of the case, and it is important.

  • HighLevel’s real estate page makes no MLS or IDX claim and names no real estate data integrations [1].
  • IDX appears only in a testimonial about using IDX Broker next to HighLevel [1]. That describes one customer’s setup, not a built-in feature.
  • Transaction management on the page rests on Custom Objects. Dedicated transaction coordination appears only in a testimonial describing a custom build [1].

If you need listings synced from the MLS, a built-in IDX site or compliance-ready transaction tracking, plan to connect other tools or pick a real estate CRM.

How HighLevel compares with real estate CRMs

HighLevel Follow Up Boss Lofty BoldTrail

Published price Starter $97/month; Unlimited $297; Founder $497 (called “Agency Pro” on the real estate page) [1][2] Grow $69/user/month; Pro $499/month for 10 users; Platform $1,000/month for 30 users [5] “Request Pricing” [6] Not shown; demo form [7]

Follow Up Boss’s Grow plan lists lead source connections, lead distribution, Smart Lists, automated follow-up, calling, texting and email, and a mobile app; the calling add-on is $39 per user per month on Grow [5]. Lofty lists an IDX website on every plan and a separate seller lead generation service that requires a 20% ad management fee [6]. Neither is a full review: we have not tested them, and Lofty publishes no plan prices.

Who should choose HighLevel

  • Solo agents and small teams who want one system for follow-up, a simple site and review requests, and will build workflows themselves.
  • Investors and wholesalers who run outbound or inbound lead campaigns and need pipelines and text/email sequences. HighLevel’s pricing page lists unlimited contacts on Starter [2], which suits large lists. Messaging volume drives cost.
  • Agencies serving real estate clients. Unlimited sub-accounts begin at $297 [2]. See HighLevel for agencies.

Who should not choose HighLevel

  • You want MLS or IDX built in [1].
  • You want a CRM your brokerage supports and trains on.
  • You do not want to build and maintain automations.
  • You would rather pay per seat with predictable software cost than a flat plan plus usage [2][5].

Before you decide

  1. List the lead sources you rely on and check how each reaches the CRM.
  2. Estimate monthly texts and emails, then price them with the rates above and in the pricing guide.
  3. Include A2P registration time in your launch plan.
  4. Use the Lead Response ROI tool to estimate what faster follow-up is worth to you, using your own numbers.
  5. Read our HighLevel review and is HighLevel worth it.

If the fit looks right, you can try HighLevel free for 14 daysaffiliate (opens HighLevel in a new tab); HighLevel’s real estate page says a credit card is required and that you are charged at your selected plan rate when the trial ends unless you cancel [1]. The pricing page adds that usage-based fees may apply during the trial [2].

A first 30 days, if you try it

This is a suggested order of work, not a tested plan.

  • Week 1: Start the HighLevel trialaffiliate (opens HighLevel in a new tab) and register for A2P texting early, since approval is a separate step from the software [3]. Connect your lead sources and decide how a new lead will enter a pipeline.
  • Week 2: Build one pipeline for buyers and one for sellers. Write the first text and email in each sequence in your own voice, and keep them short.
  • Week 3: Test the workflow with your own phone and email. Check what happens when a lead replies, books or opts out.
  • Week 4: Add the review request after closing and a valuation or open house page if you use them [1]. Look at usage in the wallet and compare it with your estimate [4].

Before the trial ends, decide against a real estate CRM using the same lead sources and the same number of users. If a built-in lead source or IDX site matters more than automation flexibility, the real estate systems above deserve a demo [5][6][7].

Relevant if follow-up automation and pipelines matter more than built-in listing data. Prices read 2026-10-31.

Questions

Is HighLevel a good CRM for real estate agents?

It can be, if your priority is automated follow-up by text, email and calls and you are willing to set it up. HighLevel's real estate page lists pipelines, automated nurture and appointment reminders, and valuation and open house pages [1]. It does not claim a built-in MLS or IDX feed [1], so check how your listing data will reach it.

Does HighLevel integrate with the MLS?

Its real estate page makes no MLS or IDX claim and names no real estate data integrations. IDX appears only in a customer quote about using a separate IDX tool alongside HighLevel [1]. Confirm any MLS or IDX setup with HighLevel and your provider.

Do I need A2P 10DLC registration to text leads?

HighLevel's help center says all businesses using its LC Phone must register their brand and campaigns through The Campaign Registry for sending texts to US mobile numbers [3]. Fees listed on 2026-10-31 start at a one-time $22.50 plus monthly campaign fees [3].

What does HighLevel cost for a solo agent?

HighLevel Starter is $97 a month with unlimited contacts and users, before usage fees for messaging and calls [2]. Follow Up Boss Grow is $69 per user per month on monthly billing [5].

What is a better choice for a large brokerage?

Real estate-specific systems with built-in lead sources, such as Follow Up Boss, Lofty or BoldTrail, are built around that workflow [5][6][7]. This page does not rank them; compare in demos.
